Notarized promise of sale (Chile)
The promise of sale (a Chilean notarial contract) identifies the lot by its parcel number, the price, the payment terms and the seller's obligation to transfer it once you finish paying. It records payment of the down payment.

Forpay records each installment. Bank transfers are backed by the bank's records.

Warranty deed
The deed by which the seller transfers the lot to you, with a title warranty. It is recorded at the Fulton County property records office.
Federal land sales law (ILSA)
In the United States, the Interstate Land Sales Full Disclosure Act, administered by the CFPB, regulates the sale of lots in subdivisions. Projects with fewer than 100 lots normally do not need to register with the CFPB, but they must still follow its anti-fraud rules (15 U.S.C. 1702). If you want to review how it applies to this project, ask for the documentation or consult the project's attorney.
Foreign buyers
Arkansas law allows foreigners to buy land, except people and businesses from the countries the state restricts (Act 636 of 2023, Act 811 of 2025). Chile, Argentina and Brazil are not on that list.
A residential lot that is not used for farming does not require the federal report on foreign investment in agricultural land (AFIDA, 7 CFR 781.2).
