The purchase
Can a foreigner buy land in the USA?
Yes. Arkansas law allows foreigners to buy and inherit land (Act 636 of 2023). The exception is people and businesses from certain countries the state restricts, such as China, Russia, Iran, Cuba or Venezuela: they cannot buy agricultural land, and businesses they control cannot buy land of any kind (Act 811 of 2025). Chile, Argentina and Brazil are not on that list, and the Cherokee Village lots are residential.
Which documents do I need?
Your national ID card or passport.
Do I have to travel?
No. You sign before a notary in Chile, in person or through an online notary.
Do I need an LLC?
No. It is optional and handled separately with the project's attorney. Its majority owners cannot be citizens or residents of a country restricted under Arkansas law; the attorney checks this before forming it.
How long does it take?
The reservation lasts 10 days. If you pay in full, the deed arrives in about one month. With installments, when you finish paying.
Payments
How much does it cost?
USD 15,000 in full, or USD 3,000 down and 24 installments of USD 500.
Do I need a bank loan?
No. The seller finances it directly.
How do I pay the installments?
From Chile, by card through Forpay, in pesos at the observed dollar rate. Also by transfer in dollars.
Is the reservation refundable?
If you change your mind, in most cases it is refunded. Ask for the conditions before reserving.
Are there discounts?
For paying in full or buying several lots, case by case.
Deed and security
Who sells the lots?
Desarrolla Capital LLC, which holds title to the lots.
Which contract do I sign?
A promise of sale (a Chilean notarial contract). When you finish paying, you receive the warranty deed recorded in Fulton County.
How do I verify the lot?
Each lot has a Fulton County parcel number. Property records are available at the county's County and Circuit Clerk office.
Can I transfer the lot before I finish paying?
Yes. The promise of sale can be assigned to another person.
The lot
What utilities does it have?
Water, electricity and road access at the street. No internet. Sewer or septic system: to be confirmed for each lot.
Can I build?
Yes: a house of at least 120 m², and prefabricated homes are allowed. Mobile homes and RVs are not allowed.
Do I have to build within a deadline?
No. You can leave it unbuilt.
How much do I pay per year?
About USD 20 in property taxes. The seller pays them until the lot is paid off and deeded.
Can I use the lakes and golf courses?
Yes. The lakes are for property owners and their guests, and golf has separate fees (CVSID). Amounts to be confirmed.

What is the nearest airport?
For commercial flights, Memphis or Little Rock, about 3 hours by car.
Does buying land give me a visa or residency?
No. Those are separate processes.
