How to buy land in the USA from your home country
You do not need to travel, set up a company or apply for a loan. Choose your lot, sign before a notary in Chile (in person or online), pay in full or in installments, and the deed is recorded in your name in Fulton County, Arkansas.
The six steps

Talk to an adviser
Tell us what you want the land for and we show you the available lots, with drone photos, the plat map and the parcel number.

Reserve the lot
USD 100 holds the lot for 10 days while you review and sign the documents. If you need more time, the hold can be extended.

Sign the promise of sale
The promise of sale (a Chilean notarial contract) is the seller's commitment to transfer that lot to you once you finish paying. It can be signed at a traditional notary office or through an online notary, with the same validity.

Pay the down payment
Paying in full, you pay USD 15,000. With installments, you pay USD 3,000 down (20%). The signed promise of sale records that payment and your commitment to the installments.

Pay the installments
24 monthly installments of USD 500. In Chile they are charged to a card through Forpay, at the observed dollar rate of the day. You can also pay in dollars by bank transfer to the LLC's account.

Receive the deed
Once the lot is paid off, the seller transfers it with a warranty deed that is recorded in your name at the Fulton County property records office. If you pay in full, you receive it in about one month.

- Not requiredIf you want to buy through an LLC, the project's attorney can set one up separately, at an additional cost. Its majority owners cannot be citizens or residents of a country restricted under Arkansas law; the attorney checks this before forming it.

- Not neededYou can sign through an online notary. If you prefer, we can meet at the office in Lo Barnechea, Santiago.

What you receive at each stage
At signing
- The notarized promise of sale, with the lot's parcel number
- The schedule of your 24 installments, if you pay in installments
While you pay
- A receipt for each installment (Forpay records them)
- A direct contact: the adviser or the founders
- The lot's property taxes are still paid by the seller
When you finish paying
- The warranty deed recorded in your name in Fulton County
- From then on you are the owner and pay the annual costs (about USD 20)
Questions about the process
Can a foreigner buy land in the USA?
Yes. Arkansas law allows foreigners to buy and inherit land (Act 636 of 2023). The exception is people and businesses from certain countries the state restricts, such as China, Russia, Iran, Cuba or Venezuela: they cannot buy agricultural land, and businesses they control cannot buy land of any kind (Act 811 of 2025). Chile, Argentina and Brazil are not on that list, and the Cherokee Village lots are residential. Buying land also does not give you a visa: investor residency requires much larger amounts (USCIS).
Why is a contract signed in Chile?
Because the seller finances the installments directly. The Chilean notarial promise of sale puts the lot, the price, the payments and the obligation to transfer the deed to you in writing.
What happens if I am late on an installment?
It is handled case by case. The seller has refinanced clients who asked for it. If you want fixed rules in writing, ask for them before signing.
Can I sell or transfer the lot before I finish paying?
Yes. The promise of sale can be assigned to another person.
Can I pay early and finish sooner?
Yes, you can pay installments in advance. If you pay everything in full, ask about a discount.
